The UK-specific trap nobody in Europe has to deal with: leasehold
In England and Wales (but NOT Scotland or Northern Ireland), most flats and some houses are sold as leasehold rather than freehold. This is an ownership structure found almost nowhere else in the world, and it creates hidden costs that make the rent-vs-buy calculation much more complex than in other countries.
Freehold vs. leasehold, what the difference means
| Factor | Freehold | Leasehold |
|---|---|---|
| Ownership | You own the property and the land outright | You own the property for a fixed term (e.g., 99 years) |
| Ground rent | None | Annual fee paid to the freeholder (can be £50-£500+/year or escalating) |
| Service charges | None (or your own choice) | Monthly charges set by the freeholder for building maintenance (£100-£500+/month) |
| Renovations | Full control | Must get freeholder permission for major works |
| Mortgage risk | No issue | Banks often refuse mortgages if lease < 80 years remaining |
| Lease extension | N/A | Can cost £10,000-50,000+ when lease drops below 80 years |
Before buying a leasehold flat: check the lease length, ask for the last 3 years of service charge accounts, and calculate the cost of a lease extension if needed. These costs can add up to tens of thousands of pounds to the "true" purchase price.
Price-to-rent ratio and break-even by UK city (indicative)
| City | P/R ratio | Break-even | Verdict |
|---|---|---|---|
| London (inner) | ~30-40 | 12-18 years | Renting often makes financial sense < 15 years |
| London (outer), SE England | ~22-30 | 9-13 years | Neutral; depends on personal situation |
| Manchester, Bristol, Edinburgh | ~16-22 | 7-10 years | Buying favourable after 8 years |
| Leeds, Birmingham, Glasgow | ~12-18 | 5-8 years | Buying competitive after 6-7 years |
| Smaller cities and towns | ~8-13 | 3-6 years | Buying very attractive |
UK transaction costs, always higher than they look
- Stamp Duty Land Tax (SDLT): 0-5%+ of purchase price depending on value and buyer type
- Solicitor/conveyancer: ~£1,000-2,000
- Survey: ~£400-1,500 (do not skip this, costly surprises are common in UK housing stock)
- Mortgage arrangement fee: £0-2,000 depending on lender
- Total buying costs: typically 3-7% of purchase price
